The successful applicant will have to pay the allotment amount, which is 15 percent of the total flat price, within 15 days and the remaining amount as per the fixed payment plan, interest free. In case of default/non-payment of installments on time, the rules of UP RERA www.up-rera.in will be applicable.

  • The estimated number of flats available is shown along with the details of the flats. The number of vacant flats may increase or decrease depending on the flats available at the time of allotment.
  • The remaining amount can be paid in installments or in lump sum. A discount of 10 percent of the total price will be given in lump sum/down payment method.
  • The area of the flat may vary depending on the topography. The final price of the flat will be determined on the estimated area based on actual measurements. If the area of the allotted flat varies from the standard area mentioned in the table, the revised price will be payable as per rules.
  • If there is any difference in the final verification of the area of the allotted asset, it will be accepted by the allottee.
  • If the due amount is not deposited on time, penal interest will be payable separately as per rules.
  • If there is a bank holiday on the due date, the allottee will ensure that the amount due is deposited in the bank account of the Authority on the next working day.
  • In case of default of three consecutive installments due to non-deposit of due installments on time, the management will have the right to cancel the allotment. In case of cancellation of allotment, UP RERA www.up-rera.in Act will be applicable.
  • At the time of registration of the flat, stamp duty will be payable as per rules including the entire deposit amount and free hold charge.

  • Allotment of flats will be done by lottery draw among the application forms received. The date of lottery draw will be informed through daily newspapers and on our website www.jeevanjyotiawas.com.
  • The lottery result can be seen the next day on our website www.jeevanjyotiawas.com.
  • For applicants unsuccessful in the lottery, the registration amount will be returned to their account without interest within one month from the date of lottery draw. It will be mandatory for the applicant to mention his bank account number, IFSC code, name and branch of the bank in the registration form.
  • 15 percent of the total number of flats will be reserved with the management, which can be allotted to anyone.

The sale deed of the allotted flats will be registered as free hold. Free hold and development fee of 10 percent of the total value of the flat will be payable additionally before registration.

  • The allottees will be given possession of the flat after payment of the full price and other expenses and after registration.
  • The stamp duty and other expenses payable at the time of registration will be borne by the allottee himself.
  • If the allottee does not take possession of the flat within the given period, he will have to pay janitorial fee of Rs 10 per square foot per month as per rules.

The flat mortgage permission (NOC) requested by the allottee to avail the loan will be provided by the company.

In case of death of the tenant/allottee, the flat allotted to him will be transferred to his legal heir on providing the necessary records (inheritance certificate), as per the government order.

  • If any registered applicant wants to withdraw the registration amount before allotment, then the registration amount will be returned to him without interest. Whose application will have to be submitted in writing to the company office before the lottery draw of flats.
  • If an applicant wants to withdraw the amount by getting his flat canceled after allotment, then after deducting 10 percent of the total price of the allotted flat, the remaining amount will be returned without interest.
  • If the registration amount is deposited in the company for more than one year, interest will be payable at the rate of simple interest on the savings account prevalent in the banks at that time.
  • Incomplete or wrongly filled application forms will be rejected without any notice.
  • In case of violation of any terms and conditions, the allotment will be canceled and the deposited amount will be deducted as per the allotment-registration rules.

If any detail given by the applicant is found to be false or any important fact is found to be hidden, then the company will have full right to cancel the allotment/registration and confiscate the entire registration amount deposited by the allottee. Apart from this, the authority can take other legal action as it deems appropriate.

  • The allottee will have to pay the GST applicable from time to time, all municipal taxes and other taxes imposed by the local body or government under the rules and bye-laws from the date of taking possession.
  • The allottee will take electricity connection, water connection at his own expense and sewer connection will be provided by the concerned company.

  • Applicant's Aadhaar Number Ashwan Line (Keep a copy of the self-signed Aadhaar form with you for uploading) Mobile number and e-mail ID will have to be mentioned.
  • Eligible applicants must upload their latest (taken within one month) passport size color photograph. In case of joint application of husband and wife, photographs of both will have to be uploaded.

  • Bank account details (account number, IFSC code, name of the bank, branch) in which the registration amount will be refunded to the unsuccessful applicant.

  • The area of the flats is estimated, after the completion of the development work, the price of the flat will be final as determined by the company according to the actual area of ​​the flat, provided that if the compensation for the land is increased by the court, then it will have to be borne proportionately by the allottees.
  • The company will have full right to make changes/additions/amendments in the above conditions. Such amendments will be acceptable to the applicants/allottees.

  • The registration number (form number) and flat category must be mentioned in all future correspondence by the allottee.
  • Any change in postal address must be immediately informed to the Company. It will also be necessary to provide one's own mobile number, so that information can be given through email as per requirement.
  • After the last date of registration, any request for any change other than address in the application form will not be accepted.
  • Registration application forms submitted after the expiry of the registration date will not be considered.
